TELUS TOWER is a new office and retail building, developed in Sofia’s central business district, on Macedonia Square, by I&B Real Estate, member of Prodea Investments Group – the leading real estate investment company in Greece. The Prodea Investments’ portfolio consists primarily of commercial properties in SE Europe, mainly in Greece and Cyprus, but also in Bulgaria, Italy and Romania.
The location is characterized by excellent visibility and accessibility for both pedestrians and cars, enabling easy public transport access, just 6 minutes walk from Serdika Metro station.
TELUS Tower spans a total area of 54.000 m2, 34.500 m2 approximately of which is office space complemented by 1.900 m2 of retail area situated on the ground floor and 17.600 m2 underground parking and technical premises. Nearly the whole building façade is constructed with a curtain wall glazing system, allowing for a maximum glazed area and creating a feeling of visual comfort and transparency.
The office space is distributed in 20-storey tower with the lower 8 storeys incorporating large floor plates and an atrium, offering flexible office accommodation. The unique and practical floor plan of each level offers a wide range of options, able to efficiently meet the tenants needs and requirement, allowing both open plan and/or other layout.

TELUS Tower also provides six levels of underground parking spaces with the capacity to accommodate approximately 370 cars. Bicycle parking spaces are also provided.

TELUS Tower stands out as one of the most innovative buildings in Sofia by its bold design based on sustainability characteristics, being one of the few office buildings certified by the BREEAM.
To achieve the BREEAM certification the project team evaluated the level of sustainability of the property based on credits obtained within approximately 70 different criteria.
The sustainability measures include among others thermally insulated facade, contemporary glazing, efficient HVAC system, BMS etc., and ensure reduction of operational costs, environmental management of the building and comfort of its occupants.
